A bill is sent to a customer, including the address and name of Jänisvaara. Driving instructions are found at www.maatilamatkailu.fi. All observations concerning the bill have to be informed within 7 days after the bill is dated. When paying, use the note section.
The booking is confirmed, when customer has paid the retainer of 100 euros by the due date, 7 days after the bill is dated or has paid also the retainer and remaining payment at once. The remaining payment has to be paid at the latest six (6) weeks before the holiday starts.
If the booking is four weeks or more, or if the total price of the rent is over 2 500 euros, retainer is 50 % of the total price, however not more than 500 euros.
If the payments or payment times are neglected, the booking can be cancelled without a notice to the customer.
If the booking starts at 63 days (9 weeks) or more, the payment will be completed in two instalments. Retainer is matured 7 days after the bill is dated. The remaining payment is matured 4 weeks before the holiday starts.
If the booking starts at 50-62 days (7-9 weeks), whole payment has to be paid at once, 6 weeks before the holiday begins.
If the booking starts at 21-49 days (3-7 weeks), whole payment has to be paid at once, one week after the bill is dated.
If the booking starts at 20 days or less, whole payment has to be paid at once, two days after the bill is dated.
If the booking starts at 6 days or less, whole payment has to be paid instantly.
Booking, which begins in 20 days or less a payment reminder will NOT be sent. If the payment is neglected farm Jänisvaara cancels booking with out any notice.
A cleaning fee is always included at New Year’s bookings (27.12.2011-10.01.2012).
Cancelling a booking must always be done in writing (a letter, e-mail, fax) to farm Jänisvaara. Cancelling is done, when the information about cancelling has arrived to farm Jänisvaara. If customer can indicate, that cancellation has been done and sent to right address, cancellation can be accepted, even if it is late or didn’t reach destination.
Retainer is kept, when cancelling a booking. If the cancellation is made later than 21 days until the holiday begins, whole amount is charged. If the cottage will be booked to another customer with the same price, only retainer is charged.
An exception to above, customer has a right to receive the amount back from farm Jänisvaana, despite the retainer, if the customer him/herself, or the person travelling with him/her become ill, get into an accident or dies. Cancellation must be informed to farm Jänisvaara immediately, and the customer must indicate the cause of cancelling in a trustworthy way, for example by medical certificate. If the cancellation is made later than 48 hours before the booking begins, or during the booking, the amount will not be returned.
If the customer changes the booking, for example the cottage, date, extra services or headcount, farm Jänisvaara has a right to collect an alteration charge of 18 euros. Changing the booking must be done 6 weeks before the booking begins. Changes made later than six weeks are considered cancelling the booking or as a new booking.
In case of overwhelming obstacle farm Jänisvaara can cancel a booking. The customer has a right to get back the whole amount in such a case. If the terms of payments are neglected, the booking can be cancelled without noticing the customer. If the booking must be interrupted due to troublemaking, payments will not be returned.
Keys are handed over to the customers, as they arrive to farm Jänisvaara. The host has right to collect a 75 euro security money of the key. If the customer does not return the key or if they loose the key, indemnity of chancing the locks to the cottage will be collected from the customer including the security money.
The cottage is available for customers from the starting day of the booking at four p.m. Keys must hand over at the ending day at noon.
The week rent includes free use of the cottage and sauna. The boat is free to use at beach cottages in summertime, if this is especially mentioned. Use of the smoke sauna and lakeside sauna is allowed by the host’s permit. If the host warms the smoke sauna, the compensation is 100 euros. In the cottage the customer can find directions, how to warm the smoke sauna. These directions must be obeyed! If necessary, guidance is given. At wintertime it is very important, that there is no water at the heaters of the sauna after using the sauna.
The week rent also includes furniture, tableware, fuel to heating and electricity. Mattresses, blankets and pillows are included to the rent. Linen and towels are not included to the rent.
During and after the holiday customer takes care of cleaning the cottage. The host has a right to collect a 75 euro cleaning security money. If the cleaning has not been properly done and the host has to clean before the next customer arrives has the host right to collect a 75 euro cleaning money.
The cottage is allowed to be used maximum the amount of persons that is informed when booking the cottage. The maximum headcount is the number of beds in the cottage. A tent or a caravan at the courtyard of the cottage is not allowed, if the host hasn’t given permission. Customer has to inform about pets when booking the cottage. Pets are allowed only in certain cottages. Smoking is not allowed in any of the cottages.
The customer is bound to compensate any damage made to the cottage or movables to farm Jänisvaara.
Farm Jänisvaara does not compensate damage to the customer followed by unpredictable obstacles or similar reason (for example act of nature, blackout) that is not result of actions of farm Jänisvaara or that farm Jänisvaara could not prevent. Farm Jänisvaara is not responsible of damage made by normal acts of nature.
All complaints and reclamations have to be without delay informed to the host of farm Jänisvaara.
Party aim negotiating and solving the arguments with each other. If agreement is not gained, arguments will be solved in district court of Joensuu. Contract applies Finnish law.
Farm Jänisvaara has a right to change mistakes in prices before the contract is made. After contract is made farm Jänisvaara has a right to raise and correspondingly lower the agreed price, if the cottage holiday service is affected by changing taxes or other public fees.
